The Port Manatee Commerce Center is a six building, 310,000 square foot, intermodal facility with two private rail sidetracks serving two large warehouses. The property is located only three minutes, via a port-owned road, from the 12 deepwater berths at Port Manatee. Due to the rapid growth at the port, The Ninigret Group has begun work with the Port Authority to potentially provide dry and refrigerated warehouse either in, adjacent or near the port. The TaylorMade building is a 175,000 square foot flex manufacturing headquarters that is fully leased to two tenants. The building provides a large warehouse, shipping area, 4 dock high doors, 4 drive-ins, an interior loading bay with a 5-ton bridge crane, conference rooms and office spaces with a cafeteria. The ceiling heights are around 30’ and the property has 176 paring spaces.
The Murray building is a 45,000 square foot multi-tenant office building located in Murray, Utah. Since acquiring the property in 2015, Ninigret has made several improvements to the exterior and interior of the building including installing a security system, repainting the exterior, and improving the landscaping. In addition, The Ninigret Group has worked with the existing tenants to provide improvements on the 2nd and 3rd floor.
The Pohl building is an 80,900 square foot industrial warehouse that is fully leased to Pohl of America in Salt Lake City, Utah. The building is concrete tilt-up construction consisting of a high-bay warehouse and an attached office area. At the time of acquisition in 2014, Pohl of America, Inc. signed a long-term lease.
The Intelliquick property is a 65,000 square foot flex distribution building in Phoenix, AZ. The transaction was a sale-leaseback resulting in a 10-year lease at acquisition. The property is well located with all the requirements for a modern distribution building. The building has 28’ clear heights, 9 dock high doors, 3 drive-ins, and is located less than 10 minutes from the Phoenix International Airport. Ninigret acquired the property in January of 2017.
The Woodland Office park is a 4-building office park encompassing 45,000 square feet of rentable space. The property has ample parking space, is surrounded by neighboring retail amenities, and has great access to I-15, the major north-south artery running through Salt Lake City. Since 2017, The Ninigret Group has made several much-needed improvements including replacing the roof, upgrading the landscaping, and assisting in the build-out of several spaces.
The Depot buildings are three industrial warehouses totaling 225,000 of rentable square feet in Tooele, Utah. The Ninigret Group acquired the properties as part of their acquisition and development of the Ninigret Depot. The properties have dock-high and drive-in doors and are rail-served. Seeing Tooele as an undiscovered and low-cost alternative to Salt Lake County, Ninigret acquired the buildings in 2013, when they were almost completely vacant.
The Dunkin Donuts properties are two buildings in North Port and Lehigh Acres, Florida. The building in Lehigh Acres is a single-tenant Dunkin Donuts totaling 4,063 square feet. The building in North Port is leased to Dunkin Donuts and two other tenants and totals 4,996 square feet.
The Compax property is a two-story, flex warehouse building containing 128,593 of rentable square feet in Salt Lake City, Utah. The transaction was a sale-leaseback resulting in a 10-year lease at acquisition. The property is well-located with all the requirements for a modern distribution building. The building is 5 minutes from the Salt Lake City airport, has 25’-29’ clear heights, 16 dock doors, and around 10,000 square foot of office space. The Ninigret Group acquired the property in January of 2016.
The Land N Sea building is a 56,000 square foot industrial building with 5 dock doors and 5 drive-in doors. The building has 28′ ceiling heights, is fully sprinklered, and is 1 mile from Interstate 75.
